Every building project in Bangalore starts with the same structural decision, made before any drawing exists: who is accountable for what? In the traditional model, you appoint an architect to design and a contractor to build, and you — the owner — hold the gap between them. In the design-build model, one firm holds both, and the gap disappears from your side of the table. Having operated as designers, as builders, and as both together since 1993, this is our honest comparison — including the cases where design-build is not the right answer.
What exactly is design-build?
Design-build means a single firm signs for the whole outcome: architectural design, engineering coordination, approvals, construction, and handover under one agreement. You have one phone number, one schedule, one price, and one party that cannot blame anyone else.
In the traditional (design-bid-build) model, the architect produces drawings, contractors bid on them, and construction proceeds under a separate contract — with the owner coordinating between designer and builder for the duration.
Neither model is new; large infrastructure has used both for decades. What has changed in Bengaluru is that homeowners and small developers increasingly discover — usually mid-project — how much invisible work the "owner coordinates" clause contains.
Where does the traditional model break down?
Four failure points appear again and again on Bengaluru sites:
- The pricing gap. Contractors bid on drawings that are never 100% complete. Every unspecified detail — a lintel height, a waterproofing layer, a wardrobe recess — becomes a mid-project "extra," and extras are priced without competition after you're committed.
- The blame gap. A crack appears; the contractor says the design was inadequate, the designer says execution was poor. Both invoice you while you adjudicate.
- The supervision gap. The architect visits weekly; the contractor's engineer answers to the contractor. Between visits, details drift from the drawings — quietly, cumulatively.
- The timeline gap. Design revisions wait on the architect's queue; site queries wait on the contractor's. Nobody owns the calendar, so it slips a week at a time with no single point of accountability.
None of this means traditional projects fail — with detailed drawings, an honest contractor, and a diligent owner, the split model works. It means the model's risks live with the least professional party in the triangle: the owner.
What does single-point accountability actually change?

On our design-build projects, three things work differently, and they compound:
- Estimates come from the builder who drew the building. Our construction team prices the design while it is still on paper — so the design is shaped by real, current Bengaluru costs, and the price you sign reflects the drawings you approved. When we quote against our own drawings, there is no gap for extras to hide in.
- The site engineer and the designer share an office. Site queries get answered in hours, not site-meeting cycles. Details are built as drawn because the person who drew them checks them.
- The schedule has one owner. Design decisions, approvals (BBMP sanction included), procurement, and construction sequencing run on one calendar with one accountable name on it.
The practical result clients notice: fewer surprises, a defect-liability conversation with one party, and a build that matches the renders they approved.
Does design-build cost more?
The fee line can look marginally higher than a bare contractor quote — because it includes design, engineering, and dedicated supervision that the bare quote externalizes to you. The honest comparison is total project cost, including:
- Extras and change orders (the traditional model's hidden line item)
- Rework from drawing-site mismatches
- Your own time spent coordinating for 12–18 months
- The cost of disputes, delays, and quality compromises

When is design-build NOT the right choice?
Credibility requires this section. Consider separate appointments when:
- You want a signature design voice from a boutique studio, and you're prepared to fund the coordination discipline the split model demands.
- You already have a trusted builder — a family contractor with a track record you've personally verified — and need only design and periodic design supervision.
- The project is a large institutional/commercial development where procurement rules or lender requirements mandate competitive tendering on completed drawings.
- You genuinely enjoy running the project and have the time and site literacy to do it well. Some owners do, and they save the coordination premium.

What is the difference between turnkey and design-build? Design-build describes who is accountable — one firm for design and construction. Is design-build only for big projects? The opposite — small and mid-size projects benefit most, because they can least absorb coordination overhead. A 30×40 duplex has no room in its budget for a blame dispute or a re-done slab. Large institutional work sometimes has procurement reasons to tender separately; a family home almost never does.
How do I keep a design-build firm honest if there's no competing contractor bid? Three mechanisms: a specification annexure naming brand, model, and grade for everything (so scope is verifiable); staged payments against measured work certified at each stage; and a defect-liability period in writing. Can I bring my own architect and still use your construction team?
