If you are planning to build in Bangalore this year, the first number you need is not a contractor's quote — it is a realistic per-square-foot budget for the quality level you actually want. After three decades of designing and building homes across Bengaluru, the pattern we see most often is not overspending; it is under-budgeting at the start, then compromising on structure or finishes at the end. This guide gives you the honest 2026 numbers.

What is the construction cost per sq ft in Bangalore in 2026?
As of early 2026, typical market bands for residential construction in Bengaluru fall into three levels:
- Budget / standard construction: roughly ₹1,900 – ₹2,300 per sq ft. Solid RCC frame, standard vitrified tiles, basic sanitaryware and electricals, cement-finish or basic paint exteriors.
- Mid-range construction: roughly ₹2,300 – ₹2,900 per sq ft. Better elevation treatment, branded fittings (Jaquar/Kohler tier), UPVC windows, false ceilings in living areas, higher-grade flooring.
- Premium construction: ₹2,900 – ₹3,800+ per sq ft. Architect-detailed elevations, imported or large-format flooring, home automation provisions, premium kitchens and bathrooms, landscape and compound work of matching quality.
Treat these as planning bands, not quotes. Steel, cement, and labour move quarter to quarter, and site conditions (soil, access, water table) shift the number for the same design. What does the per-sq-ft rate actually include?

A serious quote should itemize, at minimum: excavation and foundation, RCC structure (footings, columns, beams, slabs), blockwork/brickwork, internal and external plastering, flooring, doors and windows, electrical wiring and points, plumbing lines and fixtures, painting, and waterproofing of wet areas and terrace.
Where budgets leak is what the rate does not include, and Bangalore quotes vary wildly here:
- Compound wall and main gate
- Borewell, sump, and overhead tank
- BBMP plan sanction and government fees (see our approval guide)
- BESCOM and BWSSB connection charges
- Rainwater harvesting system (mandatory for most Bengaluru sites)
- Modular kitchen, wardrobes, and all loose furniture
- Lift, solar water heating, home automation
Ask every builder for a written inclusion/exclusion list before comparing rates. A ₹2,100 quote with twenty exclusions routinely ends up costlier than a ₹2,400 quote with five.
How do plot size and floors change the total?

Rates are quoted per sq ft of built-up area, so the total depends on how much you build:

- A 40×60 site (2,400 sq ft) duplex of 3,500–4,200 sq ft built-up → roughly ₹85 lakh – 1.2 crore mid-range.
- Each additional floor spreads foundation and roof costs across more area, so cost per sq ft usually drops slightly with G+2 versus G+1 — one reason rental-income floors often make financial sense in Bengaluru.
Why do two quotes for the same house differ by 30%?
Because they are rarely for the same house. The usual differences: steel quantity per sq ft (structure designed to IS codes versus "as per thumb rule"), concrete grade, wall thickness, brand tiers for every fitting, and whether supervision is a dedicated site engineer or a weekly visit. When you compare quotes, you are comparing specifications — insist on seeing them side by side.

How to keep your build on budget — five rules from 30 years on site
- Finish the design before you start the site. Every change after slab-casting costs three times what it would have cost on paper.
- Fix the specification list, not just the rate. Brand and model for every visible fitting, grade for everything structural.
- Stage your payments against measured work, never against calendar dates.
- Keep a 10% contingency — genuinely unforeseen items (rock excavation, water table) exist even on well-planned sites.
- Put supervision in the contract. A dedicated site engineer is the cheapest insurance you can buy.
